Pearl Certification is a third-party certification program that validates the value that energy-efficient features bring to high-performing homes. Homes can achieve Platinum, Gold, Silver, or Asset Certification, based on a home’s energy efficiency, health, comfort, and resilience, among other factors. The Pearl Certification can be attached to the listing to validate and quantify energy-efficient claims.

Research shows that homes marketed with a Pearl Certification sold for a premium of 5.15% more than similar, non-certified homes. Listings that
properly highlight the home’s high-performing features with Pearl Certification spend less time on the market.

A 2021 study by the National Association of Home Builders found that 57% of home buyers were willing to pay an additional $5,000 or more to save $1,000 in utility costs. Pearl Certification assigns a dollar amount to energy-efficient features, which may be both physically hidden and monetarily unknown.

Begin by using Pearl’s Certify My Home online app to determine whether a Pearl Certification is right for your listing. For qualifying homes, Pearl will issue the third-party Certification Report and send marketing materials to you. Pearl’s Certification Report documents home performance data and translates it into home value. Pearl’s Certification Report and special appraisal addendum ensure that the home’s high-performing assets are properly valued.

Pearl provides information appraisers need to assign value for energy-efficient and other green features, such as solar and water efficiency. Licensed by the Appraisal Institute to complete their Residential Green and Energy Efficient Addendum as a third party, Pearl effectively communicates the high performance features of the home to appraisers, real estate agents, and the lending community, resulting in a smoother transaction, improved marketing, and a more credible appraised value.

The Pearl Solar Equity Calculator uses hard data to quantify the value solar arrays add to a home. The calculator is the first in the industry to compute discounted cash flow using certified contractor data, NREL software to calculate solar production numbers, and an API to Freddie Mac’s 30-year mortgage rate. The Pear Solar Equity Calculator also provides an appraiser-ready certification report that includes a discounted cash flow schedule to help ensure the home’s solar value is correctly valued.
